Damaged Oriented Strand Board (OSB) Sheathing Exposed After Removal of EIFSEnviroSpec, Inc., founded in 1996, is a residential and commercial inspection company that specializes in the inspection and evaluation of exterior building envelopes or claddings.  Although in the past, our primary focus had been Exterior Insulation & Finish Systems (EIFS) clad structures, we now include everything: from brick to cedar,\stone and stucco. Through our experience over time, it has become apparent that there is a need for evaluation and maintenance of all types of exteriors.

As building materials become more “eco-friendly” they also become more vulnerable to damage due to moisture intrusion.  The very nature of “green” construction means that these building materials are “environmentally friendly” and biodegradable.  Hence, they are not as durable. This is not to say that a well constructed building can’t last for years using these materials, it simply means that they require a higher level of “maintenance” to ensure their long-term performance.

Regardless of the type of exterior cladding, owners should have the exterior of their building inspected regularly for leaks and moisture intrusion.  Many of these can occur through leaks in window construction including mullions or miter joints, failed caulking, inadequate or failing flashing details as well as other potential breaches in the exterior envelope.
